Ninth acquisition for the Duodev 2 fund initiated by the Mestdagh and Patrick Mulliez families, proposing to invest in European real estate projects developed by Equilis.


On Monday 25 September, the Duodev 2 fund acquired, in a share deal, Nordgrund of Benelux SA, owner of the Herrmann Debroux 15C to 19 buildings in Auderghem, as part of an ambitious redevelopment project.

This former office and car park building will be converted into housing, breathing new life into this site located at the entrance of the town.

This acquisition confirms Duodev 2’s strategy of investing in predominantly residential projects in major European cities.
After Madrid, Paris, Berlin, Sophia Antipolis (Nice) and Poland, this is the second investment in Brussels.

To carry out this project, Equilis, in its capacity as preferred partner of the Duodev 2 fund and project owner, has called on the architectural firm A2M, renowned for its expertise in the design of sustainable and innovative buildings. A2M will be responsible for designing a project in line with the Herrmann Debroux Master Development Plan (PAD), which aims to redesign the entrance to Brussels at the end of the E411 motorway.

To enable the site to be rehabilitated and converted, most of the existing buildings will be completely renovated and the existing structure maintained to make way for around 80 homes. Equilis wants to make an example of this project. Converting offices into housing is a response to the housing shortage, to the challenges of revitalising ageing tertiary sector assets, and to improving the area. The building’s prime location, on the edge of the Forêt de Soignes, also offers numerous opportunities to create a pleasant living environment and to incorporate innovative mobility and multimodal solutions.

The permit application is scheduled for summer 2024.
